Does a Garage Really Increase Your Home's Value?

Thinking about selling your house? It’s known that a well-maintained home exterior can impact its appeal to potential buyers and ultimately influence its sale price.

But according to our new research, there is one often-overlooked area that can dramatically enhance your home's ‘kerb appeal’ and value - the garage and its door.

We’ve surveyed 2,000 Brits about how much a garage matters to them when house-hunting and consulted a property expert to find out more about value added, and what you need to consider or do before putting your property on the market.

Do Brits really prefer homes with garages?

It may be surprising, but our survey of 2,000 found that most house hunters (57%) consider a garage to be a ‘must have’ feature.

A single garage was enough for many (24%), while a double garage was key for a third (33%).

A further quarter (27%) said that while this feature wouldn’t necessarily be on their ‘essentials’ list, they would ‘really like one’.

Nearly a quarter (23%) said they’d even prefer to have a home with a garage than an en-suite in the master bedroom.

A garage was also considered to be more important than a big garden (for 15%), a utility room (for 14%), a dining room (for 12%), off-street parking (for 11%) and a spare bedroom (for 8%).

Around four in ten (39%) felt a garage was also a much more useful space than a basement, and one in five (21%) said they’d pick a home with a garage over one with an attic.

How much value can a garage really add?

David Cooper, valuations expert and director at Redbrik, a South Yorkshire and Derbyshire estate agency said:

“The benefits of a garage vary depending on the property, but typically a single garage adds around £10,000 to a property’s value, while a double garage can add around £20,000. 

“The exact increase depends on the property’s overall value, location, and type. For example, garages are in higher demand in urban areas, or where parking is limited, which will be sure to add more value to your home.  

“Those who choose to convert their garage into a home office or gym can add further value to a property, especially with the rise of remote working.

“However, in areas where parking is a premium, keeping a garage (as a garage) can hold much more value than converting it.”

Doors in neutral shades are also more popular versus those in bold colours, so can be a safer option if your property is going to go on the market.
